DEMOLITION OF THE HUGE TWIN TOWERS, NOIDA

Introduction:

The ten-year conflict between Supertech and the neighborhood inhabitants near the twin towers came to a conclusion with the spectacular demolition. The Supertech twin towers got demolished on Sunday 28 August 2020 at 2:30 PM. The names of the towers were Apex and Ceyane. The project included the building of 3, 4 and 5 BHK flats. These towers were taller than the Qutub Minar (73 meters) and Apex has height of approx 103 meters (32-storey) and other Ceyane approx 97 meters (29-storey). Location of Supertech twin towers:

The project was located off the expressway that connects the twin cities of Noida and Greater Noida in Sector 93A in Noida, India. 

Timeline that lead to Demolition of Huge Twin Towers, Noida:

Year 2004:

Supertech proposed a housing society in Noida named as ‘Supertech Emerald Court’. A 48,263 square meter block of land that was a part of Plot No. 4 in Sector 93A was granted by the Noida Authority.

Year 2005:

The Emerald Court building plan, which calls for the development of 14 buildings with each having a ground floor and nine floors (G+9), was approved by the Noida Authority in 2005. These 14 towers’ construction has started.

Year 2006:

The entire leased space granted to the business climbed to 54,819.51 sq metres in June 2006. For new allottees after 2006, the floor area ratio was likewise changed by the regulations from 1.5 to 2.

The Emerald Court’s initial updated plan was approved by NOIDA in December 2006 under the NBR 2006, adding two more stories to bring all of them to ground and eleven floors (G+11). Additionally, Tower 15, Tower 16, and a shopping centre were approved together with other buildings.

In front of Tower One, Supertech had pledged to have a “green” space. This was in the plan that was initially changed in June 2005, according to the court records presented up until December 2006. The ‘green’ area later became the ground on which Ceyane and Apex.

Year 2012:

The updated proposal, in which the height of the twin towers was set at 40 stories, was examined by the Noida authority in 2012.

Year 2014:

After that, Supertech Emerald Court community residents complained to the Allahabad High Court in 2012, claiming the development was unlawful. In order to sell more apartments and increase their profit margins, the petitioners claimed that the Supertech group broke rules.

The authority was ordered by the court in 2014 to demolish the buildings at its own expense and within 4 months.

Year 2021:

The Supreme Court ruled in August 2021 that the constructions must be demolished since the minimum distance standard was broken during construction. The structures were erected illegally, the court said, without obtaining the individual flat owners’ agreement as required by the UP Apartment Act.

The Demolition:

Supertech, the project’s developer, has lost close to Rs 1,000 crore as a result of the Emerald Court project’s demolition in Noida. The building’s demolition cost close to 20 crore rupees.

 Edifice Engineering, a Mumbai-based company that has already destroyed four unlawful apartments close to Kochi in Kerala, will handle the project. The company will employ a technique called implosion. The building structure that supports Ceyane and Apex will have holes drilled in particular locations, and more than 3,700 kg of explosives will be put inside of those holes. Explosives were brought from Palwal (Haryana) to be utilized in the destruction. It was composed of plastic explosives, emulsions, and dynamite. The explosives placed on the ground floor will detonate first, starting the process of explosion from the bottom up.

Preparations before the demolition:

There had been extensive planning to guarantee that the surrounding area would sustain the least amount of damage possible, including the evacuation of occupants of nearby structures to safer locations, the closure of the airspace for around 30 minutes, and the diversion of surface traffic.

Scenario after demolition:

A passerby may mistake it for a war-torn area based on the mounds of trash, broken glass fragments, ash, and dust that are dispersed everywhere. The demolition lasted for 12 seconds which makes it tallest structure to be demolished in the country.

There was a slight vibration in the vicinity as the twin towers fell to the ground. What were left after the astounding display of contemporary engineering were heaps of debris, cracked pillars, and an ash-covered earth. Within seconds, everything became grey. No structural damage to adjacent buildings was reported. For cleaning purpose around 100 water tanks and 300 workers were deployed.

Conclusion:

The demolition of the twin tower is one of the biggest event happened in the history of Indian Real Estate industry. These types of events give hope to the people of the country that justice is working properly. Also in the democratic country like India, people have the power to put the petition in the court. Cases like this also set an example for the upcoming projects in future. It teaches us the lessons that we should not break the laws and abide by rules and regulations of the country.

Demolition of such huge towers is not an easy job when other housing groups are also surrounding them. No doubt that it may have created a certain amount of air pollution but the law and order is also very important to keep city organized. But this has been done for the greater good for the people and for the future of the country. I think that Edifice Engineering has done a commendable job because demolition of twin tower was successful. The damage happened during demotion was also negligible.
